RL Commercial REIT [RCR 5.08 ?1.4%; 71% avgVol] [link] declared a Q1/24 dividend of P0.099, payable on May 31 to shareholders of record as of May 17. The dividend has an annualized yield of 7.8% based on the previous closing price, which is marginally higher than its pre-dividend annualized yield of 7.72%. The total amount of the dividend is P1,062 million, which is 92% of the P1,152 million in distributable income that RCR reported for the quarter. Relative to RCR's IPO price, the dividend increased RCR's total stock and dividend return to -5.22%, up from its pre-dividend total return of -6.76%.MB BOTTOM-LINE: RCR takes the dobol win for the first dividend declaration of 2024 and for declaring the largest dividend in the company’s history. This was RCR’s 10th consecutive dividend increase. While the pace of its dividend growth has slowed over the past six quarters, an increase is still an increase and RCR shareholders have that consistency to be thankful for. They also have had the opportunity to cheer the entrance of a deep-pocketed investor (GSIS), and the management team’s announcement of plans to infuse a batch of malls, hotels, and warehouses into RCR to diversify its portfolio mix and lessen the impact of the commercial real estate sector’s drag on RCR’s performance.

Robinsons Land [RLC 15.20 ?0.8%; 26% avgVol] [link] teased its Q1 results on Friday, revealing that its net income attributable for the quarter reached P4.07 billion, a 53% y/y increase. RLC said the result was “driven by solid performances across all business units”, and by a P730 million one-time gain on the “reclassification of its GoTyme investment”. Excluding the one-off gain, RLC’s net income attributable was still P3.34 billion, which was a 21% y/y increase. Consolidated revenues were up 19%, headlined by a 17% increase in RLC’s malls and hotels revenue to P7.9 billion. Property development generated P3.13 billion in revenue (+25%).MB BOTTOM-LINE: We will need to see the full Annual Report to get the “warts and all” view of what happened in Q1, but the key takeaways here are the degree to which RLC was able to snag some of the uplift from the surging malls sector, the degree to which Robinsons Offices managed to grow its topline amid a sector-wide downturn, and the explosive performance of the Robinsons Hotels and Resorts unit that saw a 54% increase in revenue to P1.35 billion in Q1. I’m not sold on RLC’s ability to scale its tourism-facing businesses, but that’s the business unit that is attached to the most volatile sector, so maybe that’s a good thing for long-term stability.

Let’s take a look forward at a clean, holiday-free week for the PSE and the US market.PH:  Today (Monday) is the last day of OceanaGold PH’s offer period. The listing comes on the 13th. Tomorrow (Tuesday), we will get the April inflation figure from the Philippine Statistics Authority (PSA), which should feed into the BSP’s decision-making process for its May 16 rates meeting. On Thursday we have the Q1 GDP info from the PSA, and the settlement of the Premium Leisure Corp [PLC 0.73 ?4.3%; 1% avgVol] tender offer.International:  It’s a week of speeches from US economic managers, plus the Reserve Bank of Australia will have a rates decision on Tuesday, and the Bank of England will have a rates decision on Friday.MB BOTTOM-LINE: The calendar is starting to pick up. I don’t expect any rate-setting surprises from the BSP or any of the international central banks, but I will be reading the statements and the analysis pretty closely to see how they frame inflation’s stickiness and to note any changes in expectations. We should also hear soon from Citicore Renewable Energy about the offer period for its upcoming IPO if it still hopes to list on May 31, unless they’re planning to let the dates slip further into Q2 for a mid- or late-June listing. As for April’s inflation figure, lots of noise about it coming in above 4%, with yet more pain for families in the form of higher rice and meat prices.
